Make smarter assumption decisions.

Assume & Buy™ helps buyers, sellers and Realtors understand FHA, VA and USDA mortgage assumptions. Before making an assumption offer, learn the requirements, identify potential obstacles, and consider whether an assumable mortgage may be the right strategy for your situation.

What is an assumable mortgage?

An assumable mortgage allows a qualified buyer to take over a seller's existing loan, including its remaining balance, term and interest rate, instead of getting a brand-new mortgage. Many FHA, VA and USDA loans may be assumable, but the lender or agency must review and approve the buyer. Whether an assumption makes sense depends on the buyer, the loan and the numbers.

Buyers

Understand qualification requirements and the cash needed before you write an offer.

Sellers

Learn what a buyer must show, how approval works, and what happens to your loan.

Realtors

Evaluate assumption offers with a clearer picture of qualification, timing and financing.

Many assumption deals fail before they close.

Most buyers and agents go into an assumption without the full picture. These are the three most common reasons transactions stall or fall apart.

Qualification not reviewed

The servicer must approve the buyer, so reviewing buyer qualifications early matters.

Equity gap not calculated

The gap between the price and the loan balance can require significant cash or other financing.

No financing strategy

Without a plan for the gap, a deal can stall late in the process.
